ADDISON COUNTY — People spruce up their homes and property for a lot of reasons. One consideration that most homeowners have when putting money, time and effort into their abodes is resale value.

As the Addison Independent reported last week, the market for real estate in Addison County looks to be stabilizing a little bit this year.

And one local real estate professional said that property condition and pricing still matters when it comes time to sell. Broker Jill Fraga of The Real Estate Company of Vermont said that buyers are competitive when considering homes that are “appropriately priced” and “move-in ready,” and such houses spend less time on the market. 

“On the other hand, properties that have been priced substantially higher than their competition, or need some TLC, tend to be on the market for longer, and may even see price reductions, ultimately leading to more time on market with less buyer competition,” she said.

With that in mind, we thought that readers of this section would like to see a sampling of some real home sales over the past year or so. We publish here property transfers in two of Addison County’s larger municipalities, Vergennes and Ferrisburgh. 

FERRISBURGH

Ferrisburgh real estate transfers between January 2022 and February 2023 include 33 homes, three mobile homes on land; a few farm properties, a couple in the upper six-figure range; several building lots selling for more than $100,000; and a large number of seasonal lakefront properties. Four properties sold for more than $1 million during those 14 months, two for more than $2 million.
